Scott.Weber Workspace is significantly expanding. It will enter new buildings in Prague, Ostrava, and Brno, opening 16,500 square meters of new offices for more than 2,000 people.

Prague, June 26, 2024 – Scott.Weber Workspace continues its expansion, solidifying its position as a leader in flexible workspaces and coworking. This fall, it will expand its space at the existing Churchill location near Prague’s main train station, utilizing Deloitte’s space, and at the beginning of 2025 at the DOCK location in Prague 8. Next year, it will also open new serviced offices and coworking spaces in the premium PernerKa new building in Prague’s Karlín district and the smart ORGANICA building in Ostrava, and in 2027 at the exclusive Dornych location near Brno’s main train station. The company will invest a total of nearly 400 million CZK in the construction of these new branches and the expansion of existing locations.

Scott.Weber Workspace will then operate 17 centers, combining top-notch work environments with a wide range of services inspired by high-end hotel standards, providing a comprehensive positive experience for office space users.

The flexible office market includes 146,000 square meters of rentable space, with Scott.Weber Workspace providing 58,000 square meters with new locations. “At the end of 2022, we announced that we wanted to capture 50% of the flexible office market. We are now close to this goal – by the end of the year, we plan to sign three more exceptional flexible office and coworking locations, representing an additional 12,500 square meters. This will bring Scott.Weber Workspace to 20 locations with a total rentable area exceeding 70,000 m2,” comments Adam Zvada, CEO and founder of Scott.Weber Workspace, noting that the company had a 33% market share at the beginning of the year.

Scott.Weber Workspace, a leading provider of premium office spaces in the Czech Republic, has undergone a dynamic transformation reflecting the changing needs of the modern work world. “Before COVID, we were a provider of premium spaces for companies of all sizes and various work styles,” says Zvada.

The pandemic, however, brought a fundamental change, and Scott.Weber Workspace focused on individual group needs. “We offer high-quality, flexible spaces that cater to individual work styles, providing our members with the choice of where and how they concentrate, collaborate, learn, socialize, and relax,” explains Zvada.

In 2024, Scott.Weber Workspace is transitioning into a lifestyle hospitality company. By combining first-class work environments with services inspired by high-end hotel standards, Scott.Weber Workspace allows its clients to make the most of each workday, both professionally and personally.

We are creators of the best workdays and inspirational environments where people always come first. If we can improve the work experience, we also improve the quality of life,” believes Zvada. This new approach includes not only basic functional aspects such as comfortable and aesthetically pleasing environments but also friendly and professional greetings, personalized services, and a wide range of amenities that support employee productivity and wellbeing.

The most modern building in Ostrava, ORGANICA by developer Contera, will be no exception. From May next year, Scott.Weber Workspace will offer the largest flexible space and coworking center in the region, with 4,400 m2 of space, 565 workstations, an event zone for 100 people, and its own café with a barista.

In PernerKa, the company’s fifth location in Prague 8, Scott.Weber Workspace, along with the only other tenant in the building, ACTUM Digital, will focus on providing an exceptional workday experience. The building’s ground floor will be dedicated to culinary experiences, wellness services for both physical and mental wellbeing, and entertainment with a game zone and other features.

PernerKa in Karlín, Prague’s most sought-after office location, will provide a premium work environment for nearly 500 workers on almost 4,000 m2. Available from December 2025, the location will also feature an event center with a capacity of 300 people, the largest of all Scott.Weber Workspace branches.

Brno’s Dornych location will offer a completely new experience. Scott.Weber Workspace will operate its own retail space with a café, barista, and chef preparing culinary delights for the center’s clients. The retail space will connect both the office center and the adjacent shopping center.

The newly emerging district near Brno’s main train station is expected to become a sought-after location. It will feature more than 150 shops and dining establishments, a public square, and according to developer Crestyl, will see an average of 100,000 people passing through daily.

Scott.Weber Workspace will offer the largest flexible space and coworking center in the South Moravian region, with 5,200 square meters of space, accommodations for 600 employees, and a private 500-meter terrace.

The popularity of serviced offices and coworking is growing, making these spaces an integral part of all our administrative projects. Their advantage lies in a creative work environment, flexibility, and the opportunity for relaxation and meetings. Scott.Weber Workspace has become our close business partner in this area; we trust their vision of coworking space and flexible offices. We are therefore very pleased to extend our cooperation from our Prague DOCK project to the upcoming Dornych project in Brno, and we believe that we will continue to develop this partnership,” says Simon Johnson, director of Crestyl, the developer of the Dornych project.

At the DOCK location in Prague 8, now fully occupied three months after opening, the company will expand and offer an additional 828 square meters from February 2025.

At the Churchill location near Prague’s main train station, the company has partnered with Deloitte to use nearly 1,515 m2 of office and meeting space. Additionally, Scott.Weber Workspace clients will be able to use a terrace with views of Prague Castle and the city skyline.

In December 2023, when we took over the Churchill center from Penta Real Estate, we promised clients an expansion of services and space utilization options. I am pleased that we are now fulfilling this promise, and thanks to our partnership with Deloitte, which resides in the same complex, we can offer clients expanded shared spaces for focused work, meetings, collaboration, conference rooms, and a spacious terrace for relaxation and corporate events,” adds Zvada.
