Scott.Weber Workspace buys the BASE coworking center from Penta Real Estate

Prague, 6 December 2023 – Penta Real Estate is selling the fully occupied BASE coworking center, which is part of the Churchill office complex in Prague 2. The buyer, Scott.Weber Workspace, continues to expand and strengthen its role as a leader in the Prague flexible office market. Penta will hand over the operation of the coworking center to the current market leader and will fully focus on new development projects in the Florenc and the main railway station area, among others. 

“At Scott.Weber Workspace we registeran increasing demand for fully equipped offices, so we are constantly looking for new opportunities to grow both through acquisitions and organically. With its location, attractiveness, and level of service, BASE fits our concept perfectly, so it was a logical choice for us. Our prediction of market consolidation is coming true, with our centers currently occupying almost 40% of the market,” says Adam Zvada, CEO and founder of Scott.Weber Workspace. 

“The Prague BASE concept was a combination of a perfect location, stylish workplace, quality, and top-notch facilities with the carefree flexibility typical of a coworking environment. However, we have seen consolidation in the flexible office market by specialist operators who can offer their tenants greater levels of flexibility thanks to a wider range of locations. Therefore, instead of further growth of Prague BASE, we decided to focus on our key business –  the development of large transformation projects in the wider center of Prague. However, we will maintain the operation of BASE in the unique environment of Jurkovič’s heating plant in Bratislava,” says Pavel Streblov, Commercial Director for Commercial Development at Penta Real Estate.

BASE will be the 13th Prague center managed by Scott.Weber Workspace, a leader in the domestic flexible office market. The BASE center has a total area of 2,200 sqm, and in addition to private offices for smaller and larger teams, it offers nine meeting rooms of various sizes (from 4 to 18 people), a training room (up to 24 people), and a community area with event space for up to 100 people. Up to 300 employees can work in the space at one time. It is located in the Churchill I an office building that stands out for its cutting-edge architecture, flexible interior layout, and efficient operation (LEED Gold certification). With nearby main railway station, the building has excellent transport accessibility.  

“We plan to conclude contracts with landlords for eight more centers by the middle of next year, including expansion on existing sites. This will give Scott.Weber Workspace more than 50% of the serviced office and coworking market and almost double the current leasable space. This currently stands at 41,000 sqm. As part of this expansion, we will also enter the regions, gradually opening flexible offices in Brno and Ostrava,” says Adam Zvada, CEO and founder of Scott.Weber Workspace.

The 14th Scott.Weber Workspace site will open in the first quarter of next year in Libeň, Prague. The new location in the DOCK complex will have a total of 350 seats and event spaces or private terraces. It will also offer zones for clients focused on three well-being pillars that promote productivity and employee satisfaction. Specifically, services and amenities focused on promoting a healthy body, mental well-being to nurture a healthy spirit, and social well-being to promote socialization and sense of belonging for companies and individuals. Within the DOCK Centre, companies will find, among other things, a gym, a massage and wellness area, a bistro, and fully equipped kitchens.
