Scott.Weber Workspace, the largest and purely Czech provider of flexible offices, has taken over space in the well-known Rustonka office complex in Prague’s Karlin district from international competitors. This is the twelfth centre that Scott.Weber is opening. In total, the office giant now operates 34,694 sqm of space for 4,400 users in prime Prague locations, representing 33% of the total flexible office market.

In Prague’s dynamic Karlin district, in the Rustonka complex, Scott.Weber took over the space from its predecessor, New Work. The latter left Rustonka for economic reasons. At the same time, Scott.Weber agreed with the multinational corporation Citrix, which is located on the third floor of the building, to take over their offices as well. The combined space creates a unique concept with two floors of 4,297 m2. It offers flexible rental of offices, event spaces and individual workspaces. By upgrading the space to premium standards, Scott.Weber wants to activate the potential of the location, which until now has remained untapped.

“The demand for flexible offices is growing year on year. We ourselves have seen a year-on-year increase of more than 200%. The post-pandemic era has accelerated development and our prediction is that flexi offices will be the solution for more and more companies, large, medium-sized, in the future, as well as small, start-up companies. Therefore, we want to expand not only in Prague, but also gradually in other regions of the Czech Republic. Our ambition is to grow by 50% in the next two years,” says Adam Zvada, owner of Scott.Weber, adding: “The current crisis only confirms a trend that is slowly but surely growing, namely that employers are no longer willing to subscribe to traditional office space landlords for years, while at the same time ensuring the increasing demands of employees on the working environment.”

Scott.Weber in Karlin. For the third time

Scott.Weber becomes one of the largest tenants of Karlin’s office space. The Praga Studios and Praga Office Garden centres will be complemented by Rustonka. This is the third centre in the district under the Scott.Weber banner. The total area of their centres operated in Karlin has grown to 9,975 sqm. Scott.Weber offers 1,300 jobs in this location.

In Karlin Rustonka, those interested in coworking, private office and office suite will find their own for smaller and medium-sized companies to move in immediately, as well as private floors for larger companies requiring their own input, branding, and turnkey space solutions. Of course, there is a design lounge, event space, gym, PS4 game room, focus rooms for undisturbed work, and team rooms for brainstorming. An attractive bonus is the roof terrace for events with a view of Karlin.

“Rustonka’s clients become part of the Scott.Weber professional community, which already includes nearly 4,000 clients. They can connect through the Member Portal community app, where they can book meeting rooms or parking at all the centres, follow the calendar of scheduled events and communicate with each other. We are also developing an app for the clients themselves to book spaces for their employees in the so-called rotating office,” explains Adam Zvada.

A big advantage of Rustonka is the ample parking spaces and the walking distance not only to the metro, but also to the cycle path by the river. The piazzetta of Rustonka is also enhanced by a unique artwork by sculptor Jiří Příhoda called “Vista Mars”. The monumental rotating sculptural object, 7.3 metres high and 12.2 metres in diameter, symbolises a residential model for life on the planet Mars.

The Rustonka office centre joins a series of eleven Scott.Weber centres in Prague. Other upcoming centres include Port 7 in Holesovice and The Park in Chodov, both of which will open during the first half of next year.
