Scott.Weber Workspace consolidates its lead in Prague’s flexible office market
July 2021, Prague – Scott.Weber Workspace has successfully completed acquisition of the space in the Visionary building by Business Link. It thus strengthens its position as the largest provider of flexible offices and coworking spaces on the Prague market with eight centers and a total rentable area of almost 21,500 m2.
Since the beginning of this year, Scott.Weber has opened three new centers, received the Czech Superbrands 2021 business award and their center in the Flow building has been awarded the Office of the Year in the Hub and Coworking category. Their offer of flexible offices and coworking spaces is now expanding with yet another attractive business location which was missing from their portfolio – Prague’s Holešovice. In 2021, the company increased its footprint by more than 50%. According to data provided by Cushman & Wakefield, Scott.Weber now holds more than 29% of Prague’s coworking space and serviced office market.

The purchase of office space previously run by the Polish company Business Link does not mark the end of the expansion plans. “As a leader in the flexible offices industry, Scott.Weber Workspace aims to offer the largest possible selection of centers throughout the Czech Republic. We are planning to expand by another 25% next year, and by the end of 2023, we aim to run 13 centers with a total area of more than 35,000 m2.”, added Zvada, whose company maintains over 90% occupancy in its centers.
In the Visionary building, Scott.Weber took over two whole floors and part of another from the original three occupied by Business Link, with a total area of 3,850 m2. Skanska, a comprehensive construction services company that previously owned Business Link, has recently entered into a long-term strategic partnership for flexible workspaces with Scott.Weber Workspace, and the companies remain key partners. The two have agreed not to disclose the value of the transaction.
“In our future projects, we will now always include a suitable space for flexible offices and coworking space operators. We therefore expect that this type of cooperation with Scott.Weber Workspace will be extended to our other projects in the near future,” added Jana Prokopová, Leasing & Asset Director of Skanska.
The Visionary building is located in Prague 7 near the Holešovice train station and therefore boasts excellent transport accessibility. As well as all the other centers operated under the Scott.Weber brand, this workspace is equipped with the latest technology, and offers flexible offices, coworking areas as well as meeting rooms and event spaces for rent. Clients are also able to utilise Scott.Weber’s services and common areas in the other seven centers at the same time.
In addition to all of the above, the Visionary building boasts LEED Platinum and WELL Gold certificates, confirming its environmentally friendly status as well as a consideration for the health and general well-being of its clients. Amongst other things, they have available to them, they can use the running track on the roof, a multifunctional sports field, facilities for cyclists. There is also a café, pharmacy and kindergarten directly in the building.
